Review: 12 Treasure Island, Singapore

Previously, I asked the question if Sentosa Cove Properties a Poor Buy. In my opinion, I feel that Sentosa Cove properties are worth considering for interested homeowners. Years have passed since the initial wave of impulsive purchases and with the past implementation of cooling measures by the government, prices have largely stabilized.

I hate to burst your bubble, but existing owners of Sentosa Cove properties have very good holding power. It is unlikely you will find hugely discounted properties/units for sale. If you are interested in mortgagee sales for Sentosa Cove bungalows, do contact me for a list of currently available ones!

Why This Property Might Interest You

Foreigner Eligible

Sentosa Cove properties are the only landed housing in Singapore that foreigners are eligible to own. Furthermore, the purchase of the property will make you highly eligible as a Singapore Permanent Resident. This makes it an interesting proposition for Foreigners if they are interested in having a stake in Singapore Real Estate.

If you are an investor however, the main caveat is that the Sentosa Cove will have to be owner-occupied, which means that purchasing and renting out the properties are not possible.

With the purchase of a Sentosa Cove property as a foreign person, you will have to apply for an in-principal approval, after which approval will be granted for the purchase of your restricted property.

The general turn around time for the processing will take about one (1) month.


A big misunderstanding in regards to Sentosa Cove properties is that it might be inconvenient due to the lack of amenities and restaurants around. This is actually untrue, and I took a simple drive one afternoon to snap a few pictures of the immediate vicinity.

Not shown in pictures, however, are Sentosa Cove restaurants facing the inside of Quayside Isle. Some of these restaurants are Two Chefs Bar - Mexican & Italian, Sabio by the Sea, Tapas Bar & Grill, and many more.

These are some of the retail shops that I had managed to take pictures of during my drive around the Sentosa Cove. There are still plenty of other amenities in the region that I have missed out! Besides, why will you want me to ruin the surprise if I revealed them all?

Vivo City is less than 10 minutes away, should you require a shopping fix.

Perhaps one of the main features of Sentosa Cove Properties is to truly have a yacht that is berthed right beside your residence. Where else in Singapore can you do that?



Bukit Timah, Sentosa, and D15 Property Prices

12 Treasure Island is going for an asking price of $16,000,000, which translates to around $1851 PSF for the land size of 8,642 sqft. This makes it above the average of $1,600 PSF. However, the sellers are willing to negotiate a fair asking price for serious buyers.

Given that Sentosa Cove property prices have largely stabilized from 2015 onwards, we feel that purchasing a Sentosa Cove property does not bring about a huge speculative risk as most speculative buyers have mostly exited.

Implementation of cooling measures from 2011, which prices are at an all-time high, have also brought prices down to many reasonable levels, trending closely to District 10, Bukit Timah properties.


It’s difficult to describe on paper the perks of this property as it will appeal only to a selective group of people, such as those that enjoy the marina living it brings. It is best to come down and view the immediate surroundings, on what it can offer to you.

Contrary to many opinions, purchasing a Sentosa Cove property will not wreck you financially. In fact, the unique characteristics of owning a quiet, oceanfront residence have a unique draw, which provides an added value to the property.

Few have truly experienced such a lifestyle by living in Singapore’s only oceanfront residence, and you will be one of the exclusive few to ever do so.
